Home Builder Program

Today's Home Builders have many challenges to face with the cost of materials and labor going up every year and the cost of lots on the rise every quarter. We have two programs to offer Home Building companies or Investors to assist in controlling costs and allowing builders and investors to buy lots and build more homes.

1. Cost Plus Design Build for Subdivisions.  This program will allow builders to buy lots in larger subdivisions as well as allow the selected builders to pool their buying power and gain access to higher volume locations.  We will also build single locations for builders small or large depending on the financial strength of each builder being considered.  We will assist the Home Builder or Investor in the location of the land.  Provide a site analysis for land development.  Provide a Civil Engineering Proposal for Design Services from one of our pre-approved Civil Engineers.  Provide a detailed cost estimate for design and construction of the subdivision. Structure and assist in a finance program that fits each Home Builder or Investor that will allow for the purchase of the land, design and construction services for each subdivision under consideration.  Builders or Investors will provide a legal description or a plat for review by the Texas Land Development review committee and CHC Development Services.  A review of each plat will determine if a subdivision can be place on the property, if the property has the proper zoning for the intended use or if a zoning case is requested then a detailed Development Services Contract will be drafted and signed by both parties.  At that time the scope of services will be determined.  Cost plus 10% is the standard fee schedule for subdivision design and build.  If a builder or Investor wishes to invest or become a partner on any project that is provided by Texas Land Development then an additional fee shall be negotiated as a profit sharing program.  If the builder or Investor wished to become and equity investor in any project a separate agreement will be negotiated.  We actively work with real estate agents and broker and will honor deals that are provide to us on the web site.  Broker programs are outlined in the Broker section of the web site.

2. Cost Plus Construction Management for Home Building.  Each home building company or Investor will have the opportunity to hire our Construction Management division to assist in all field operations of the home building process.  We have an experienced staff that will manage all field operations and vendors of the home building process.  We will provide our service on a Cost Plus basis or by the square foot as negotiated.  All final invoices will be provided to the builder or Investors home office each week or scheduled draw period for review and payment to all vendors.  This process will allow for lower overhead for small builders and assist in the expansion of building in new subdivisions where qualified field staff may not be in place.  In most cases we can provide up to 20 homes starts per month for each builder or Investor.
